Personal Biography
Nate Greenlaw brings more than 23 years of experience across multifamily development, commercial construction, commercial real estate, commercial finance, government contracting, and vertically integrated project execution. His background combines development underwriting, brokerage, lending, capital structuring, construction management, and operational oversight across multifamily and commercial real estate projects, providing a comprehensive understanding of the development process from acquisition and financing through construction and long-term operations.
Licensed in Minnesota as a Commercial Real Estate Broker, General Contractor, and Loan Originator, Nate has spent his career working on nearly every side of real estate development and investment transactions. His experience includes multifamily acquisitions, apartment rehabs, investor-focused construction projects, development analysis, financing strategy, and construction execution. This broad exposure has provided firsthand insight into many of the inefficiencies and challenges that impact traditional housing development, including labor shortages, project delays, cost variability, fragmented coordination, and financing risk.
Over time, those experiences led Nate toward modular construction and vertically integrated housing systems as a more scalable and coordinated approach to multifamily development. He believes modular manufacturing has the potential to significantly improve speed, quality control, operational efficiency, and long-term project predictability while helping address growing housing supply challenges.
In addition to his development and finance experience, Nate also brings experience in high-performance building systems, energy-efficient construction, and structural insulated panel (SIP) construction methods. His focus within LUV Modular centers on building a scalable multifamily manufacturing platform capable of integrating development, financing, construction, and factory-based production into a more efficient housing delivery model.
Nate’s leadership approach is rooted in practical execution, long-term operational thinking, and a belief that the future of multifamily housing will increasingly move toward integrated, manufacturing-driven construction systems designed to improve scalability, consistency, and housing delivery efficiency.
